Building smaller is back in fashion in Dearborn County, and for honest reasons. A 2-bedroom plan finishes faster, costs less to heat and cool, and forces you to be deliberate about every room.
Most of the 2-bedroom plans we build in the Cincinnati area fall into one of three groups: empty-nesters downsizing from a 4-bedroom house in town, young couples building their first long-term home, and second-home buyers putting a smaller place on a rural lot near the river.

Common 2-Bedroom Layouts We Build
You don't need a stock plan from a catalog. You need a layout that fits your lot, your daily routine, and your budget. Here are the three layouts that work best for our clients in Southeast Indiana.
Single-Level Ranch
Everything on one floor. Both bedrooms on opposite ends for privacy, an open kitchen-living-dining core, and a covered porch. This is the favorite for buyers planning to age in place. We typically build these in the 1,200 to 1,500 sq ft range.
1.5-Story with Loft
A first-floor primary suite, second bedroom upstairs, and a loft that doubles as office or guest space. Good for couples who want a guest room without giving up flexibility. Footprints land between 1,400 and 1,800 sq ft when you count the upper level.
Walk-Out Basement Build
If you have a sloped lot — common in Dearborn County and along the river bluffs — a walk-out basement nearly doubles your usable square footage for a fraction of the cost of building up. The two bedrooms stay on the main level; the lower level finishes later as a den, gym, or in-law space.
How Much a 2-Bedroom Build Actually Costs
Cost per square foot in Southeast Indiana lands between $250 and $400 for a custom build, depending on finishes, foundation type, and site work. A smaller home doesn't mean a lower per-foot cost — kitchens and bathrooms are the most expensive rooms in any house, and a 2-bedroom plan still needs both.
900 to 1,100 sq ft. Slab or crawlspace foundation. Standard finishes, one bath, attached garage. A solid starter home or second home.
1,200 to 1,500 sq ft. Full basement, 1.5 to 2 baths, mid-range finishes, two-car garage, covered porch. The sweet spot for most empty-nesters.
1,500 to 1,800 sq ft. Custom cabinetry, high-end appliances, hardwood floors, primary suite with zero-entry shower, walk-out basement, three-car garage.

The best 2-bedroom plan isn't the smallest one. It's the one that fits how you actually live — not how a catalog thinks you should.
Planning Decisions That Shape the Plan (and the Price)
Before you sit down with a designer, run through these. The earlier you make these calls, the cleaner the plan comes back.
- Stage of life. Empty-nesters need a first-floor primary suite and zero-step entry. Younger couples often want flex space for an office or future nursery.
- Lot size and slope. A walk-out basement adds real value on sloped Dearborn County lots and changes how the main level relates to the yard.
- Future-proofing. Wider doorways, blocking in bathroom walls for grab bars, and a curbless shower are cheap now and expensive later. Our team holds the NAHB CAPS (Certified Aging-in-Place Specialist) designation for exactly this reason.
- Garage size. Two bays is the minimum in our climate. Many clients add a third bay for a workshop, storage, or a future EV charger.
