What Counts as a "Small" Bathroom
When we say small, we mean the bathrooms that fit in most Dearborn County homes built between the 1950s and the early 2000s. Think 35 to 60 square feet. A hall bath with a single vanity, a toilet, and a tub or shower. Powder rooms are their own thing and usually run less, since there's no wet area.
Small does not mean simple. A 5x8 bathroom has the same plumbing rough-in, waterproofing, tile work, and electrical as a bigger one. The materials cost less because there's less square footage, but the labor time per fixture is nearly identical.

Here's how we typically see small bathroom projects fall out across three tiers. These reflect real jobs we do in Lawrenceburg, Aurora, Greendale, and the Cincinnati tri-state area.
New vanity, toilet, and light fixtures. Fresh paint, new mirror, updated hardware. Keep the tub, tile, and layout as-is. Best when the bones are still solid and you just want the space to feel new.
Everything comes out. New tile floor, new tub or tiled shower, new vanity, new toilet, new lighting and exhaust. Plumbing stays in place. This is where most of our small bathroom jobs land.
Tub-to-shower conversion, moved vanity or toilet, custom tile shower with niche and bench, higher-end fixtures. Any layout change means new plumbing runs and often subfloor repair.
What Actually Drives the Number
Two small bathrooms of the same size can price out $8,000 apart. Here's what moves the needle most.
Tile choices. A basic 12x24 porcelain floor runs a few dollars per square foot. Handmade zellige, marble mosaic, or a custom tile shower with a niche and bench easily doubles or triples the tile budget. Labor scales too, since intricate patterns take longer to lay.
Tub-to-shower conversion. Removing a tub and building a proper tiled shower is one of the most common upgrades we do. Expect $4,000 to $8,000 on top of a base remodel for the framing, waterproofing, glass door, and tile.
Plumbing moves. Keeping fixtures where they are keeps you in the low end of every range. Moving a toilet or shifting a shower drain means opening the floor, rerouting drain lines, and sometimes vent stack work.
What's behind the wall. Small bathrooms in older Southeast Indiana homes often hide rotted subfloors under the tub, corroded galvanized supply lines, or vent stacks that don't meet current code. None of this shows up until demo day.
Where Small Bathrooms Get Expensive
A few upgrades punch above their weight in cost. Knowing which ones will help you budget honestly.
Custom glass shower door. Frameless glass adds $1,200 to $2,500 depending on size and hardware. It's usually worth it in a small bathroom because it opens up sightlines.
Heated tile floors. Nice to have, but adds $800 to $1,500 including the thermostat. In a 40-square-foot bathroom you'll feel it every winter.
Higher-end fixtures. A builder-grade faucet and shower valve set runs $300 to $500. Brizo, Kohler Purist, or similar pushes that to $1,500 to $2,500 per bathroom.
Structural surprises. If demo uncovers rotted joists or a leaking cast iron drain line, we build the repair into the invoice. Expect $1,000 to $4,000 depending on scope. This is why we build a small contingency into every quote.

How to Keep Your Small Bathroom Remodel on Budget
Small bathrooms reward planning. A few decisions early on will save you real money without hurting the finished result.
- Keep the plumbing where it is. Every fixture you leave in place saves $500 to $2,000 in labor and rework.
- Splurge on the tile you see, save on the tile you don't. A gorgeous shower wall paired with a simple porcelain floor still looks high-end.
- Buy the vanity and toilet yourself if you want a specific style. Just confirm sizes with your contractor before ordering.
- Skip the niche shelves or use one. Multiple niches, benches, and custom shelves all add tile labor and waterproofing time.
- Set aside 10 to 15 percent for the unexpected. In small bathrooms, that reserve almost always gets used.
- Get a written scope before you sign. A one-page bid with no fixture allowances or subfloor notes will always run over.
